2. Landlord leases and transfers possession to Tenant, for the term of this Lease Agreement, a room in the two bedroom apartment located at 208 Hidden Drive, Prescott, AZ 86303 said premises being specifically described as follows: Two Bedrooms, galley kitchen, living room, eating area, bath., Each Tenant has One Private Bedroom and shares remainder of living quarters 3. The premises leased under this Lease Agreement shall be used by Tenant solely for the purpose of: Student Residence 4. The premises leased under this Lease Agreement shall be used and occupied, in accordance with Item 3 above, by maximum of two tenants. 5. This Lease Agreement shall be effective for a term of nine months, beginning on the 1st day of September 2011, and ending on the 31st day of May 2012 . . . Providing students time to settle in prior to classes and time to leisurely move out at the end of the school year 6. In consideration for this Lease Agreement and the rights hereunder, Tenant shall pay rent to Landlord during the term of this Lease Agreement the amount of Nine Hundred Eighty Dollars ($980.) per month for nine (9) months for a total rent for the apartment in the amount of Eight Thousand Eight-Hundred Twenty Dollars. 7. Rent payments are due on the First day of each month to the address the Landlord will designate. If any rent due and payable is not received by the 15th day of the month, Tenant shall pay to Landlord additional charges of Twenty‑five Dollars ($25.) late payment. Drive 8. Before the start of the term of this Lease Agreement, Tenant shall deposit with Landlord the sum of One Thousand Nine Hundred and Sixty Dollars. Note: There is no deposit required. We expect the apartment on May 31, 2012 in the same condition it was received ‑ ‑clean, picked up and trash free. 9. The following equipment, appliances and other personal property is included and forms a part of the leased premises under this Lease Agreement: Induction Cooktop, Two Refrigerators, Convection Toaster Oven Broiler, Microwave, Television, Furnished kitchen, dining, living and bedroom areas. 10. Landlord shall provide and be responsible for, at no additional cost to Tenant, the following services and utilities for the leased premises: Water, Trash pick‑up, Electric, Gas, Cable and High Speed Wireless Internet. 11. This Lease Agreement shall terminate if all or any part of the leased premises should be acquired or condemned by eminent domain. 12. Landlord or representative shall have the right to enter the leased premises, at reasonable times and after giving reasonable notice to Tenant, to inspect, repair or improve the leased premises or to respond to any emergency. 13. Tenant shall not assign or sublet Tenant's interest or occupancy under this Lease Agreement. 14. Landlord and Tenant agree to the following additional covenants, rules and conditions:

NO ADDITIONAL students 'camping' here, inside or out, because they need temporary living ‑ it violates local code and this lease agreement 15. The terms, provisions and covenants contained in this Lease Agreement shall be binding on and inure to the benefit of Landlord and Tenant and their respective successors, heirs and assigns. 16. This Lease Agreement shall be governed by the laws of the State of Arizona. Landlord and Tenant, intending to be legally bound, have signed this Lease Agreement.
